BOOKING & PAYMENT

•⁠  ⁠Max Occupancy: 4 guests total

 

•⁠  ⁠Payment: Direct bookings require 30% non-refundable deposit; balance due 14 days pre-arrival

 

•⁠  ⁠Cancellations:

30 days: Refund minus deposit

◦ 14–29 days: 50% refund

 

◦ <14 days: No refund

 

CHECK-IN / CHECK-OUT

 

•⁠  ⁠Check-In: 3:00 PM GMT – access details sent 24hrs prior

 

•⁠  ⁠Late Check-In: £25 fee after 8:00 PM (where possible)

 

•⁠  ⁠Check-Out: 11:00 AM GMT sharp

 

•⁠  ⁠Late Check-Out: £30 fee up to 2:00 PM

 

PARKING

 

•⁠  ⁠Secure underground parking available – one vehicle per booking

 

•⁠  ⁠Access details provided pre-arrival

 

•⁠  ⁠Fob Terms: £70 charge if lost, broken, or not returned at check-out

 

PROPERTY RULES

 

•⁠  ⁠No smoking (inside or on balconies) – £150 cleaning fee if broken

 

•⁠  ⁠NO PETS PERIOD

 

•⁠  ⁠No parties or loud noise (especially 10:00 PM – 7:00 AM)

 

•⁠  ⁠Treat property with care – report damage immediately

 1.⁠ ⁠AGREEMENT TO TERMS

 

By making a booking for our 2-bedroom apartment at Astral Court, you confirm that you have read, understood, and agree to be bound by these Terms and Conditions, along with our Privacy Policy (last updated Jan 2026). These terms apply to all bookings made directly with us or through a third-party platform (where they do not conflict with the platform’s own terms).

 

 2.⁠ ⁠BOOKINGS & CONFIRMATION

 

•⁠  ⁠Booking Process: Bookings are subject to availability. A booking is only confirmed once we have received full payment (or a non-refundable deposit, as specified) and verified all required guest information.

 

•⁠  ⁠Guest Details: You must provide accurate and complete information about all guests staying at the apartment, including full names, contact details, and the number of occupants.

 

•⁠  ⁠Age Requirement: The lead booker must be at least 25 years old and will be responsible for all guests’ conduct during the stay.

 

•⁠  ⁠Maximum Occupancy: The apartment accommodates a maximum of 4 guests (including children). No additional guests are permitted without prior written consent.

 

 3.⁠ ⁠PAYMENT TERMS

 

•⁠  ⁠Payment Amount: Total cost includes the nightly rate, cleaning fee, and any applicable taxes or local charges (including London Tourist Tax where relevant). All prices are quoted in GBP.

 

•⁠  ⁠Payment Schedule:

 

◦ For direct bookings: A 30% non-refundable deposit is required to secure the booking, with the balance due 14 days before check-in. Payments are processed through secure third-party providers (e.g., PayPal, Stripe).

 

◦ For platform bookings: Payment terms follow the rules of the relevant third-party platform (e.g., Airbnb, Vrbo).

 

•⁠  ⁠Cancellations & Refunds: See Section 4 below.

 

•⁠  ⁠Additional Charges: Any damage to the property or loss of items will result in charges to cover repair/replacement costs. Extra cleaning required due to excessive mess will also be charged.

 

 4.⁠ ⁠CANCELLATION & REFUND POLICY

 

•⁠  ⁠Cancellations Made by You:

 

◦ More than 30 days before check-in: Full refund (minus non-refundable deposit).

 

◦ 14–29 days before check-in: 50% refund of total booking cost.

 

◦ Less than 14 days before check-in: No refund.

 

•⁠  ⁠Cancellations Made by Us: If we need to cancel a booking (e.g., due to property damage or maintenance issues), we will provide a full refund of all payments made and offer assistance finding alternative accommodation where possible.

 

•⁠  ⁠Force Majeure: We are not liable for cancellations due to unforeseen events beyond our control (e.g., natural disasters, government restrictions, pandemics). In such cases, a full refund or credit for a future stay will be offered.

 

 5.⁠ ⁠CHECK-IN & CHECK-OUT

 

•⁠  ⁠Check-In: From 3:00 PM GMT. You will receive access instructions (including details for secure underground parking) 24 hours before arrival via email or phone. Late check-in requests (after 8:00 PM) are subject to a £25 fee, where possible.

 

•⁠  ⁠Check-Out: By 11:00 AM GMT. Late check-out requests (up to 2:00 PM) are subject to a £30 fee; later departures may not be permitted. The car park access fob must be left in the apartment at check-out – a £70 fee will be charged if it is lost, broken, or not returned.

 

•⁠  ⁠Access: We reserve the right to enter the apartment in case of emergency, or with 24 hours’ written notice for essential maintenance or inspections.

 

 6.⁠ ⁠PROPERTY USE & RULES

 

•⁠  ⁠The apartment is for short-term residential use only – no commercial activities are permitted.

 

•⁠  ⁠Parking: Secure underground parking is available; access details will be provided prior to arrival. Only one vehicle per booking is permitted in the allocated space.

 

•⁠  ⁠No smoking (including e-cigarettes) inside the apartment or on balconies/terraces. A £150 cleaning fee will apply if this rule is broken.

 

•⁠  ⁠NO PETS ARE PERMITTED AT THE APARTMENT UNDER ANY CIRCUMSTANCES.

 

•⁠  ⁠No parties, events, or loud gatherings are permitted. Noise must be kept to a reasonable level at all times, especially between 10:00 PM and 7:00 AM to respect neighbors.

 

•⁠  ⁠Guests must treat the property and all contents with care. Any damage beyond normal wear and tear must be reported immediately to savkallides@aol.com or 07716581615.

 

•⁠  ⁠All electrical appliances, plumbing, and fixtures must be used in a safe and responsible manner.

 

•⁠  ⁠Guests are responsible for locking all doors and windows when leaving the apartment.

 

 7.⁠ ⁠RESPONSIBILITIES

 

•⁠  ⁠Our Responsibilities: We will ensure the apartment is clean, safe, and in good working order before your arrival, and provide essential amenities (e.g., bed linen, towels, basic kitchen supplies). We will respond to maintenance requests promptly during your stay.

 

•⁠  ⁠Your Responsibilities: You are responsible for the conduct of all guests, complying with these terms, and adhering to local laws and regulations. You must also inform us immediately of any issues, damage, or safety concerns – including any problems with the car park access fob.

 

 8.⁠ ⁠LIABILITY & INSURANCE

 

•⁠  ⁠We are not liable for any loss, damage, or injury to guests or their property unless caused by our negligence. We recommend guests take out travel insurance to cover personal belongings, medical expenses, and trip cancellations.

 

•⁠  ⁠We maintain public liability insurance covering the property, but this does not extend to guests’ personal items or vehicles parked on site.

 

•⁠  ⁠We will not be held liable for any inconvenience or loss caused by issues beyond our control (e.g., utility outages, neighbor disputes, transport disruptions, or car park system failures).

 

 9.⁠ ⁠COMPLIANCE WITH LOCAL LAWS

 

This short-term let is registered and licensed in accordance with London’s short-term rental regulations (including requirements under the Housing Act 2004 and Hillingdon London Borough Council rules). Guests must comply with all applicable laws during their stay.

 

10.⁠ ⁠MODIFICATIONS TO TERMS

 

We reserve the right to update these Terms and Conditions at any time. Updated terms will apply to all new bookings made after the date of publication. Existing bookings will be governed by the terms in place at the time of booking.

 

11.⁠ ⁠DISPUTE RESOLUTION

 

Any disputes arising from this agreement will first be resolved through direct negotiation with us. If unresolved, we will seek mediation through a neutral third party before considering legal action in the courts of England and Wales.
